“You” are the property seller or landlord when mentioned in this property listing agreement.

Please read these terms carefully as we rely on them, whether or not a signed copy of our Listing Agreement is returned to us and where you allow us to introduce a buyer.
You hereby authorise us to list and advertise your property. The Property Listing Agreement may be terminated by either party giving to the other fourteen days notice in writing (by email). We would ask you to consider allowing us at least 10-12 weeks to find a suitable buyer for your property.
If this Agreement is terminated within 4 weeks of the date of signature, then we reserve the right to recover reasonable costs for any work carried out.
If this Agreement is cancelled by either side for whatever reason, our fee will still be due, if within six months of the date of termination notice, a sale is agreed for the Property with a buyer introduced by us during the term of this agreement.
We will use all reasonable endeavours to make your property page available to potential buyers on the world wide web via our site www.visitsamroiyot.com
We will promote your property page online in channels such as Facebook, X (formerly Twitter) and google etc. Any channels used for any given property will be solely at our discretion.
We will log, and forward to you all enquires and contacts received from potential buyers derived through our site.
We will track impression of your property page delivered to visitors of our site.
We do not guarantee any given volume of impressions or traffic to your property page.
We warrant not to use discredited practices such as, but not limited to, spam email or erroneous links etc.
Commission Fee (payable on Completion) – The commission fee shall be:
i. In the case of property sales, 3% of the final sale price.
ii. In the case of property rentals, 8% of the initial contract value.
For example:
i. If the Property is sold for ฿1,000,000 our fee would be ฿30,000 (1,000,000 x 0.03)
ii. If a property is rented for ฿30,000 per month on a 6 month contract our fee would be ฿14,400 (30,000 x 6 x 0.08).
You will be liable to pay remuneration to us in addition to any costs or charges agreed if at any time contracts for the sale of the Property are exchanged with a buyer introduced by us or with a buyer who became aware of the property through our marketing activity during the term of this agreement.
You have the right to cancel this agreement up to 14 days from the date of this Agreement (cooling off period). To exercise the right to cancel you must inform us of your decision in writing (by email) within that period.
You confirm that you have all necessary consents to instruct us to list and promote the Property because you are; either the owner(s) of the property as recorded at Land Registry; or you have authority to sign this Agreement and will provide evidence if requested (e.g. as executor or under a Power of Attorney).

Our use of that information is subject to your instructions, data protection law and our duty of confidentiality. We seek to keep that personal data correct and up to date. You should let us know if you believe the information we hold about you needs to be corrected or updated.
If you send us personal data about anyone other than yourself you will ensure you have any appropriate consents and notices in place to enable you to transfer that personal data to us, and so that we may use it for the purposes for which you provide it to us.

Consumer protection law means that neither you nor we must mislead prospective buyers either by providing incorrect or ambiguous information or by omitting to provide material information. A buyer may have rights of redress which could be costly. Please inform us as soon as possible in writing (by email) of any such information that may be relevant. If you are in any doubt, please discuss this with us.
Along the lines of commonly accepted practice, we undertake not to discriminate against any person, especially by reason of sex or race.
We reserve the right to change or amend this agreement at any time on written notice. You acknowledge that our publishing of the amended version of the agreement on our website constitutes written notice to you of such changes, any changes will be published at:

No delay or failure by us to enforce any provision of the agreement will be deemed a waiver or create a precedent or will prejudice our rights
If any term of the agreement becomes for any reason invalid or unenforceable at law, the validity and enforceability of the remainder will not be affected.
